How IS SMART MONEY & Hedge Fund Special Programs different than Traditional Banks & Investment Bankers?
Compared to traditional banks and investment bankers, Hedge Funds have their own funding guidelines, provide longer amortization terms, less equity stake down and offer fully assumable non-recourse money programs just to start.
In most cases, our Special Hedge Funding Program Terms will give you 5 more years in Amortization and 5% Equity back to your deal. So if a Bank offers you a 30 Year, 80/20 or a 20% Equity Stake and Fund the other 80%, we will be able to offer a 35 Year 85/15 on that same deal, and it will be Fully Assumable and Non-Recourse Money. The Rate will remain the same. It's always Term and Equity Need and Non-Recourse Money. This is a HUGE benefit toward your project! You will never have to shop a bank or investment banker ever again. You can also use any equitable assets like land, property or hard assets as equity towards your down payment.

There are several special programs for all different market verticals from Hotels, Assisted Living/Skilled Nursing, Mix-Use Development, keep in mind these are fully assumable and Non-recourse money programs. Whether you're looking for New Construction Loan, Substantial Renovation, looking to Acquire a new business to your portfolio or just want to Refinance your existing business to a longer term and lower your monthly payments, we have special programs that will suit your need.
These programs cannot be obtained through a Bank or Investment Banker. If you don't believe me, go ahead and shop the programs themselves.
NEED A PROJECT EQUITY INVESTOR?
In addition to Special Money not offered by Banks/Investment Bankers, I have included the rates for Outside Equity Investor Funding Options. This all can be done through PPMs - Private Placement Memorandums which will protect every ones vested project interest.
There's really 3 ways we do Equity Partnership.
1.) My firm invests in your project. We have our own 200MM REIT;
2.) We have a Massive Crowdfunding Syndicate;
3.) We have a Special Portal that already has Prequalified Certified Accredited Investors that have gone through a stringent application process meeting the prerequisites we seek.
These are the basic rates for lining up Equity Investment Partners for any Equity needed on any given project.
The Per Month rate below is charged until Equity Investor is found for the project. The average time to land and investor is roughly 4-6 weeks. These fees are standard industry wide.
PRIVATE EQUITY FEES:
Under $2 million: $499 then $149 per month beginning in 3rd month.
$2 million to $9,999,999: $950 then $149 per month.
Over $10 million: $12,500 ($6500 down and $6000 due within 30 days.
If you currently have a PPM, this will save you money ahead of time.
